Ventura County Water Damage Pros is a no-cost referral service covering the whole county: the coast, the Oxnard Plain, the Conejo Valley, Simi Valley and Moorpark, the Santa Clara River Valley, and the Ojai Valley. Send one short request, and we pass it to one independent local restoration company that works in your community. We are not a contractor and don't do the work.
First steps when water gets in
- Check for hazards before you step in. If water is near outlets, power strips, or the electrical panel, stay out and shut off power only if you can reach the breaker from a dry place. Otherwise call Southern California Edison or an electrician. Smell gas? Get everyone outside and call SoCalGas or 911 from a safe distance.
- Cut off the source. Close the valve under the fixture, or the main shutoff where the water line enters the house. For a leaking water heater, close the cold supply valve on top.
- Record everything. Photograph and video the source, the wet areas, and damaged belongings before you move or toss anything.
- Get belongings out of the water. Move electronics, documents, and rugs to a dry room, and put furniture legs on foil or blocks.
- Notify your insurance company early if you think you will file a claim, and ask what documentation they want.
If the water is sewage or came from outside, keep people and pets away and avoid touching it. See sewage cleanup and storm and flood damage.
Why does the first day or two matter so much?
Wet drywall, insulation, carpet pad, and wood can begin growing mold if they stay damp, and the EPA recommends drying within 24 to 48 hours where possible. Professional drying uses moisture meters to find water inside walls and under floors, and logs readings until materials are dry. See the EPA mold resources.
Water damage looks different across the county
- Coastal cities such as Ventura, Oxnard, and Port Hueneme: humid air that slows drying, condos with shared walls, and salt-air corrosion.
- Conejo Valley and Simi Valley: two-story homes with upstairs leaks, attic AC condensate overflows, hard water, and hillside runoff.
- Santa Clara River Valley and Ojai Valley: older homes with aging pipes and crawl spaces, manufactured homes, septic systems, and storms below burned slopes.
Is it mold?
A musty smell or spots after a leak are worth checking. Small areas can sometimes be cleaned by a healthy homeowner once the moisture is fixed; larger areas need a pro. See mold inspection and testing and mold remediation.
Checking a company and protecting yourself
- Check the contractor license at cslb.ca.gov.
- Ask for written estimates and copies of moisture readings.
- Read any work authorization fully, especially language about insurance payments.
- Be careful with door-to-door offers after storms and with large upfront payments.
What about insurance and cost?
We never promise coverage; only your insurer decides. See insurance claim basics. We don't publish prices because they vary widely with the size of the wet area, the water type, drying time, and how much must be removed and rebuilt.

How quickly should water damage be dried?
The EPA recommends drying wet materials within 24 to 48 hours where possible to help prevent mold.
